When it comes to selling your property there are a few key points to consider. Who will I list with? What method of sale will I choose? What do I need to do to get the property on the market?
All three questions need to be thought out and discussed with an industry professional.
Who Do I List With?
When choosing an agent, do your homework. Look at other sales the agent has achieved in your area, or a similar area. Meet with them face to face to ensure you feel comfortable with their sales style, and, look at the agency behind the agent. A strong agency will provide the necessary support to the agent and the marketing campaign.
Method Of Sale
There are three ways to sell your property:
- Private Treaty
- Auction
- Private Tender
What do I need to do to get the property on the market?
Presentation of your home is key, and done properly, will increase its saleability.
Here are some tips on what you can do….
Outdoor
- The first impression is often the one that lasts;
- Look at your home from the street and look for faults: unkempt garden, dirty house (cobwebs, dust, broken parts);
- The front and rear gardens should appear well kept;
- Tidy the edges, sweep pathways, replace any dead grass and plant colour to brighten up the garden beds. Weed the lawn and gardens and mulch where possible;
- Fertilise the garden a week prior to opening, you don’t want any unpleasant odours hanging around;
- If you have a pool, take time to get it to its sparkling best. Look at its tiles and walls to ensure they are stain free.
Indoor
- Walk inside and look at every cornice, wall, ceiling, and floor. Most homes need a ‘freshen- up’ prior to going to market;
- Touch-up paint chips on timber frames and repaint walls if they are looking tired and discoloured; re-paint in neutral tones to make the rooms appeal to all tastes;
- Floorboards may need repolishing or replacing and carpet cleaned or replaced. Keep in mind that this takes time and needs to be planned;
- Clean windows from dirt, mould, cobwebs and bird droppings. Dust furniture, skirting boards and window sills. You will be surprised who notices.
Declutter, declutter, declutter...this is so important!
- Additional furniture, including toys and nick knacks should be put away or stored in a garage or storage facility;
- Clear dressing tables and desks in bedrooms and lounge rooms. Move out unnecessary furniture to make it easy for potential buyers to walk through your home. Keep doorways and thoroughfares clear;
- The kitchen is the hub of your home. Make sure it is clean and airy, from the oven to the cupboards;
- Bathrooms need to be sanitary and fresh. Clean off mould, wash the shower curtain and scrub the sink and bath. Air the room to remove bad smells;
- Keep the windows open during the inspections and place fresh soap and flowers.
The Open
- Air your home; open windows and doors and open all blinds and curtains to allow for natural light;
- Put away personal items in the bedroom and bathroom. Make beds and tidy rooms. Make sure the kitchen is clean and all dishes are away;
- Sweep pathways & make sure gardens are neat and presentable.
